Housing Rehabilitation Program

 

The Morgan Hill Redevelopment Agency has developed the Housing Rehabilitation Loan Program to help maintain and improve the City's existing stock of affordable housing. The program provides low-interest loans to: 1) income qualified single-family owner occupants and 2) owners of rental housing with income-qualified renters.

The Program is administered by the Business Assistance and Housing Services (BAHS) Department.

The Housing Rehabilitation Loan Program may be used in conjunction with the Millennium Housing Paint Program and the Mobile Home and Senior/Special Needs Housing Repair Programs.


What Are The Eligibility Requirements?

To qualify you must meet the following criteria:

    1. You either own your home or have residential rental property.
    2. The property is located within the Morgan Hill City limits.
    3. If you are a home owner occupant, your household meets the listed income limits. If you own rental housing, 51% of your units must be rented to low or very low-income households.

What Repairs Are Eligible?

Loan funds will be used to correct code deficiencies and health-and-safety items before beautification improvements are allowed with remaining funds. Examples of eligible work include:

  • Plumbing and heating
  • Electrical and lighting
  • Earthquake retro-fit
  • Fire prevention
  • Security and safety items
  • Roofing
  • Handicapped accessability
  • Termite and dry rot repair
  • Other improvements may be approved by BAHS Department staff


Maximum Loan Amounts

Single Family Home (Owner Occupied or Rental) Up to $40,000
Rental, 2-4 units $10,000 per unit (maximum of $40,000)
Mobile Home on owned space Up to $15,000
Mobile Home on rented space Up to $7,500


Interest Rates

Very Low and Low Income Loans 3.0%
Median Income Loans 4.0%
Moderate Income Loans 6.0%
Rental Property Loans 3.0 - 7.0%


Loan Duration

The maximum loan term is 20 years. Depending on the requested loan amount coupled with the applicant's specific financial circumstances, loans may be either amortized or deferred.
